Party Wall Services
How we help
We impartially administer the party wall procedure by providing a friendly and personalised service.
We offer advice to ensure that the rights and responsibilities of both parties under the Party Wall etc. Act 1996 are fully understood.
The right advice will prevent delays to a project as well as unnecessary costs, conflicts and stress.
We can act as either the building owner surveyor, adjoining owner surveyor or as the agreed surveyor to provide the following services;
Advise on party wall matters relevant to your works and identify the affected properties and adjoining owners
Review relevant drawings and information
Liaise with the project team, as necessary
Draft and serve the appropriate notices on all adjoining owners
Prepare schedules of condition
Prepare party wall awards to resolve disputes and protect your interests
Advise you of your rights under the Act
Ensure controls are in place to minimise the risk of damage to your property
Prepare party wall awards to resolve disputes and protect your interests
As the role of a party wall surveyor is impartial, we can act as Agreed surveyor for both parties
The purpose of the Party Wall Act etc. 1996 is to ensure building owners carry out any notifiable works lawfully whilst also protecting the rights of affected adjoining owners. It also provides a framework for resolving disputes, which avoids the need to take these kinds of matters to court.
So if you’re a property owner intending to carry out structural works to your terraced, semi-detached (and in some cases a detached) property then it is likely that these works could affect the structure and/or foundations of adjoining properties or other properties within close proximity. As works of this nature are usually notifiable under the Act it is advisable to consult a party wall surveyor.
The Act categorises notifiable works under 3 sections; works on or near the boundary, works to a party structure or excavation.
Examples of notifiable works include:
Excavation for building foundations or drainage works
Underpinning
Structural alterations to walls (or floors) shared with buildings owned by another party such as beams into walls and chimney breast removals
This legislation only applies to England and Wales.
